National Commercial Services (NCS) Coordinator – Washington, DC

Purpose:

Under general supervision of a National Commercial Services Manager, NCS Counsel, or Accounts Administrator, performs all phases of processing complex single-site, multi-site, multi-state title insurance orders for transactions involving high liability or commercial transactions, from solicitation to closing; to place, track, and receive/export national orders, overseeing all phases of the process, as well as support sales and underwriters by completing related tasks.

Duties and Responsibilities:

1. Solicits, opens, processes, and closes multi-state, multi-property, and individual title insurance orders that vary from simple to complex.
2. Performs routine and complex closings for assigned and directly-placed orders, following procedures and instructions that vary with transaction and customer. Closing duties may involve ordering title work and mortgage statements, preparing settlement state¬ments, forwarding closing package to appropriate parties, recording documents, holding escrow funds, ordering title policy, etc.
3. Coordinates bidding process and placement of national orders with issuing office, headquarters, and customer. Processes orders in accordance with customer's in-structions, prevailing underwriting procedures, and applicable laws.
4. Opens escrow accounts; invests funds in interest bearing account; receives and disburses funds, following escrow agreements and settlement statements. Initiates and receives necessary wire transfers.
5. Corresponds with transaction principals to coordinate national title insurance orders and assures orders comply with customer and lender instructions. Answers customers' questions and informs customers of title commitment require¬ments, availability of covera¬ge, closing procedures, premiums, etc.
6. Compiles and generates invoices. Coordinates payment and funding to other offices and other service provid¬ers as necessary.
7. Contacts customers in person and by telephone to maintain favorable relation¬ships and to provide information about company services.
8. Completes periodic reports as requested, e.g., monthly order reports listing files opened and the policy amounts.
9. May train and direct work of lower level national service staff or others performing related work.

Technical Job Skills:

1. Oversee processing of all phases of order placement.
2. Scan, label, and upload all documents to RamQuest and SmartView.
3. Track commitments and documents on single-site and multi-site deals.
4. Follow up consistently and appropriately (email, phone).
5. Convert .pdf title commitments to Word documents as needed.
6. Properly document files so that co-workers may service the customer efficiently.
7. Utilize the server, and store all transaction information where appropriate.
8. Understand and use RamQuest, SmarView, Outlook, Excel, Word, and other company software proficiently.
9. Meet Management deadlines to satisfaction (commitments, pro forma policies, policies, documents, local order numbers, open and closed steps).
10. Support other departments with key customers and deals.
11. Work with staff and manager to develop workflows and tracking reports.
12. Perform all other office functions as needed.
13. Refer appropriate information and feedback to Manager and/or Sales Rep.
14. Assist with building and maintaining a customer following.
15. Respond to all customer requests within 4 hours.
16. Adhere to all customer service committee guidelines.

Title Examination and Curative Manager- Rockville, MD

Immediate opening in the Rockville office of an established national real estate title company.

The position requires the knowledge to provide resolution of title defects, with emphasis on REO. You should have experience in correcting chain of title issues, working with underwriters regarding curative actions and title claims, correcting legal description errors, obtaining releases of prior lines, deeds of trust, mineral claims, judgments, and IRS liens, and performing actions regarding outstanding taxes and tax sale issues. You will review title to ensure that there are no defects or breaks in the chain, and perform curative, so that the company can issue an accurate commitment letter and final title policy to the lender. The position also includes working with underwriting claims resolution, clearance, and title curative for multiple states, assisting title and processing employees with questions, and providing resolution. Other duties may be assigned.

Review and recognize escalation issues, noting our proprietary website as to current status and include the following:

- Review the title commitment for accuracy
- Review abstract and legal description
- Review and understand all legal documents pertaining to foreclosure
- Enter modifications to the title, if necessary
- Research the title to determine if “clear”
- Investigate the reasons around a possible “not clear” title
- Resolve title clearance issues to get loans closed
- Communicate with lenders and borrowers to obtain all necessary title clearance requirements
- Perform daily follow up work on all work in progress and assist with issues to ensure work is completed within established timeframe
- Review title commitment for clearance and assure all items are accounted for including but not limited to updating payoffs, subordinations, homeowner’s insurance policies, taxes and HOA
- Knowledge of Fannie Mae and Freddie Mac REO properties and clearance

You will manage a staff and assign clearance files, monitor, assist, and work with other departments and management.

This position requires a minimum of five years’ experience in reviewing title commitments and documents for validity, and the ability to independently clear title issues. Attention to detail and communication skills must be excellent.

Position will consist of:

- Completing real estate escrow transactions by determining requirements, assembling, preparing, and reviewing closing documents, and disbursing funds.
- Determining escrow requirements by studying and clarifying buyer, seller, and lender instructions.
- Closing escrow account by balancing and disbursing funds.
- Complying with regulatory (TRID) requirements by adhering, and enforcing adherence, to requirements.

Job Qualifications

-High School diploma or equivalent
-Title Express
-2-4 years related experience with 1+ years’ experience directly handling escrow transactions as an escrow assistant.
-Holding a Maryland Title Insurance Producer License is a plus.
